Tax strategy for
real estate agents.

You closed the deals. You earned the commissions. Then April shows up and takes a chunk of it. For agents in Utah and Idaho, that does not have to be how it goes.

Commission income is some of the hardest taxed income there is. It comes in as self employment income, it's lumpy, and most agents only hear from their tax preparer once a year, after the money is already spent and the year is already over.

I work with agents differently. We build a plan at the start of the year, adjust it every quarter as your closings come in, and make sure every strategy you qualify for is actually being used. By the time we file, there are no surprises.

Strategies built for real estate agents.

Real Estate Professional Status

Licensed agents are in a real property trade, which puts real estate professional status within reach. If you qualify and you own rentals, losses from those rentals can offset your commission income instead of sitting on the sidelines. We track the hours, document it properly, and make sure it holds up.

S Corporation Strategy

Once your income gets high enough, running commissions through an S corp with a reasonable salary can cut your self employment tax significantly. We figure out if and when it makes sense for you, set it up right, and run payroll so it stays compliant.

Business Expenses Done Right

Vehicle, marketing, client gifts, home office, phone, education. Most agents either miss deductions or claim them in ways that won't survive a question. We set up an accountable plan and clean books so every dollar is captured and defensible.

Retirement and Wealth Building

Solo 401(k)s, SEPs, and other plans let high earning agents move serious money out of this year's taxable income and into their own future. We size the right plan to your cash flow.

Quarterly Estimated Taxes

No more guessing or getting hit with penalties. You'll know what to set aside from every closing and exactly what to send each quarter.

Your First Investment Property

Buying rentals is one of the strongest moves an agent can make for taxes. We plan purchases around depreciation, cost segregation, and your professional status so the property works for you from day one.

Common questions from real estate agents.

Many do. A licensed agent working in brokerage is in a real property trade. To qualify you generally need more than 750 hours a year in real property trades and more than half of your working time spent there. If you're a W2 employee of a brokerage, your hours only count if you own at least 5 percent of it, so how you're set up matters. We'll walk through your situation on the free call.

It depends on your income and your costs. An S corp can lower self employment tax once your net income is high enough to justify a reasonable salary, payroll, and the extra filing. We run the numbers for you so you only make the move when it actually saves money.

Your CPA files an accurate return based on what already happened. My job is to change what happens before the year ends. I work alongside a licensed CPA partner who prepares and files your return, so strategy and filing stay connected.
